Bummer Steve, that would have been fun ☺  Unfortunately I think the real-estate community looks out for each other and their own “special” clients.…

25 years(?) ago the people next door had to sell as they were too old to take care of the place.  I wanted to buy about 10’ of the eastern boundary to get a buffer on our driveway and garage.  Talked to the kids they said they would sign off, talked to the realtor and he said I would have to work with any potential buyer.  I said what if I buy it, he said that is your option once it is listed.  I would have bought it, peeled off the 10 feet and resold it ☺  So I asked when it would be listed and asked him to notify me.  He said he would.  I come home from work a few days later and he is showing the house.  No for sale sign up and from what I can tell it is not listed.  A couple days later the house is sold.  I confirmed that it never was listed.  He was letting all his friends that bought houses for rentals check it out.  The guy that bought it got it for $20k below the appraisal.  I wondered how much the guy that bought it paid the realtor for helping him save the $20k? The guy that bought it moved in and pretty much admitted that his “buddy” (the realtor) helped him get it for the $20k below appraisal.  He lived in it for about 6 months moved out and rented it.  He was your classic slum lord.  He now lives there, he is an OK neighbor, (better than his renters) but he is also an odd duck and I will leave it at that.

Well, sad to say, I guess it wasn't meant to be.

We were buying from the US government, and there were some really weird things going on. We had to submit our bid twice. We went way over asking price and still got outbid.

Originally there was one bid from a friend of the listing agent, and it was below asking price. The listing agent made sure to tell us he already had an offer on the property, and wasn't really that interested in showing it. We still looked at it and made an offer over asking price, then did the waiting game. They finally came back and asked all interested parties to make another offer, which is weird. We put in our second offer, higher, last Sunday.

I have a sneaking suspicion that the buddy of the listing agent was privy to all of the offers and was able to come in over the top at the last minute. To my calculations, it would cost between $50k and $100k to get the house fixed up really nice. There is also about $100k worth of harvestable timber on the property. I'm guessing that the buddy has plans to come in, harvest the timber, fix up the house, sell it, and make a nice profit.

Maybe it's for the best.
